Georgia offers residence to foreigners who invest or buy property. This guide summarises, from the official Public Service Development Agency (SDA) page, the two routes: the investment residence permit and the short-term residence permit for real estate owners.
Route 1: Investment residence permit
It is issued to a foreigner, and family, who has made an investment in Georgia or owns real estate in Georgia. The SDA states these conditions:
- An investment of at least USD 300,000 supported by a certified audit report, or
- Title to immovable property (agricultural land excluded) with a market value above the GEL equivalent of USD 300,000.
For the investment option, the business turnover must reach the GEL equivalent of USD 50,000 in year one, USD 100,000 in year two and USD 120,000 in years three, four and five. The property must be valued by a certified assessor, and a written reference from a member of the government or from 3 citizens representing a Georgian business entity is required.
Family members who can apply: spouse, minor child, and fully dependent or disabled persons. State fee: GEL 300 (30 days), GEL 450 (20 days) or GEL 600 (10 days).
Route 2: Short-term permit for real estate owners
Issued to a foreigner who holds title to immovable property in Georgia (agricultural land excluded) with a market value above the GEL equivalent of USD 150,000. It extends to the spouse and children. The fee is the same: GEL 300, 450 or 600 depending on the speed you choose.
